10 Tips for Preparing a Property for a Photo Shoot

These days, the search for a property usually begins online. High-quality photos are crucial for attracting attention and making a compelling first impression on potential buyers or renters.
As a real estate photographer, I work primarily in the Zurich and Zug areas, as well as throughout Switzerland. Time and again, I’ve found that, in addition to professional photography, preparing the property plays an important role. Even small changes can make rooms appear tidier, brighter, and more inviting.

1. Clean up the rooms

A tidy property looks more serene and upscale in photos. Personal items such as clothing, bags, documents, or private photos should be put away whenever possible.
The rooms don't have to be empty. Furniture and carefully chosen decorations continue to create a cozy atmosphere.

2. Keep surfaces clear

Kitchen counters, dining tables, and sideboards should be as tidy as possible. Dishes, packaging, cleaning supplies, and other everyday items can quickly distract from the actual space and don’t look good in photos.
Individual decorative elements, on the other hand, may be left in place intentionally.

3. Clean the windows and mirrors

Fingerprints, dust, and smudges can quickly become visible in high-resolution images. Windows, mirrors, and all shiny surfaces should therefore be cleaned before the photo shoot.
This makes a noticeable difference, especially with large window walls.

4. Make sure there is as much light as possible

Bright rooms create a friendly and inviting atmosphere. Therefore, you should open the blinds and curtains and replace any burned-out light bulbs before the appointment.
Ideally, the lights in a room should have a similar color temperature.

5. Prepare the bathroom

Toothbrushes, toiletries, cleaning supplies, and other personal items should be put away whenever possible. Another important step is to clean the shower or bathtub.
A clean sink, neatly arranged towels, and just a few decorative elements create a more upscale overall look.

6. Prepare the bedroom properly

Since the bed usually takes up a large part of the room, it should be made neatly. A comforter that’s as wrinkle-free as possible already makes a big difference.
Clothing, personal photos, and other items—such as tissues on the nightstands—should also be removed.

7. Use Decorations Strategically

Plants, pillows, blankets, or individual decorative items can make a room feel cozier. You should always be careful not to overcrowd the rooms.
In real estate photography, less is often more.

8. Prepare the balcony, patio, and garden

Outdoor areas are also an important part of a professional property presentation. Especially for houses and apartments, balconies, patios, gardens, or the view can be key elements of the marketing strategy.
Garden furniture should be neatly arranged, and any items lying around should be removed. A well-maintained outdoor area can further enhance the property's appeal.

9. Remove vehicles and obstructions

When taking exterior photos, vehicles should not be parked directly in front of the building if possible. Trash containers, bicycles, and gardening tools can also distract from the actual subject.
If possible, these should be temporarily removed for the photo shoot.

10. Prepare in advance

The property should be prepared before the photographer arrives. This will ensure that the available time can be used entirely for the photo shoot.
One last walkthrough of all the rooms helps you spot and remove any items that might be in the way.
Good preparation makes all the difference
